Project Manager / Owners Representative

CCS International, Inc. is a boutique firm and manages a diverse range of project types in both the private and public sectors. A large basis of our work comprises of municipal government, educational and private capital projects. The CCS team is comprised of three levels of expertise: Assistant, Mid-Level and Senior Project Managers / Owner Representatives. This offers both a well-rounded amount of experience and growth opportunity within the team, while also ensuring we remain competitive within the marketplace itself.

The CCS Project Management team works under the direct supervision of the Corporate Director of Capital Project Management Services. The team is responsible for providing management and technical support for owner representative services including demonstrating the ability to understand client requirements, contractual agreements, implementing a planned approach to managing the project from inception to successful completion and possessing a knowledge of the entire construction process, from preconstruction, through construction to punch list and project close out.

Duties & Responsibilities

  • Foster communication with client and project team.
  • Coordinate activities of project personnel to ensure project remains on schedule and within prescribed budget including preparation of Master Schedules and monitoring of construction administrative procedures.
  • Read, understand and fulfill all contractual obligations. Monitor client expectations with contractual obligations.
  • Preparation of Project Status Reports to monitor compliance of Project Objectives and contractual obligations.
  • Chair and prepare minutes of meetings with Consultants, Contractors and Clients as required by contract.
  • Manage pre-design, design team selection, design activities, non-design activities, contractor selection and construction phase processes.
  • Review, interpret and make recommendations on drawings, specifications, cost estimates, bid documents, contract documents, submittals, RFIs, pay applications, schedules, change orders, punch-lists and close out documents.
  • Perform on-site construction administration and reporting, as required.
  • Preparation of field reports as required.
  • Coordinate project close-out as required by contract.
  • Meet manager and client deadlines and expectations.

Qualifications

  • All CCS Project Management Team Members:
    • B.S. in Engineering, Construction Management, Architecture, or equivalent
    • Ability to develop positive working relationships with the Owner/Client, consultants, development partners, contractors, A/E’s, vendors and authorities having jurisdiction.
    • Working knowledge of computer applications, including word processing, project management and project scheduling software. Capability to self-learn new programs and technologies.
    • Proficiency with MS Word, Excel & Project required. Proficiency with Primavera scheduling software, AutoCad and Revit is preferred.
    • Active listener – interpreting client / contractor / designer goals and needs
  • Assistant Managers / Owner Representatives
    • 1 – 5 years Construction Project Management Experience
    • Excellent analytical skills, with the ability to read and develop statistical reports and calculations.
    • Communicates clearly and effectively
    • Working knowledge of building systems (be able to understand terminology used in OACs)
  • Mid-Level Project Managers / Owner Representatives
    • 3 – 9 years Construction Project Management Experience
    • Ability to monitor and administer owner representative services on multimillion dollar construction projects.
    • Ability to read, write, and understand contract language, contract drawings, and contract specifications.
    • Enables decisions by getting into the weeds of a project with designers and contractors then synthesizing, prioritizing and summarizing information for executives and non-technical clientele.
    • Is the project leader; developing positive working relationships with the Owner/Client, consultants, development partners, contractors, A/E’s, vendors and authorities having jurisdiction?
    • Understand and prepare cost estimates and project schedules.
    • Ability to perform at interviews, presentations and participate in speaking engagements.
  • Senior Project Managers / Owner Representatives
    • 10+ years Construction Project Management Experience
    • Mid- Level Qualifications apply in addition to additional career experience, larger and more complex project experience and the ability to provide project executive level management.
